Type Kaya into a search box and three separate properties come up: Kaya Artemis in Bafra, the golf hotel in Belek, Antalya, and this building on the western side of Kyrenia. The address you are looking for is the third one, in Karaoğlanoğlu, just beyond the old olive oil factory, the long palace-fronted structure on the sea side of the road. "Kaya Palazzo Resort & Casino" has been open since April 2018 and operates 261 rooms on a 65,000-square-metre plot. There is one more point that sets it apart from Kyrenia's big casino hotels, and that point sits on the board table. In our research as a team we looked at four questions separately for you: what the package covers, how big the beach is, what there is for children, and which price band the hotel sits in.

The Address in Karaoğlanoğlu

The hotel stands in Karaoğlanoğlu, at the head of Şehit Adnan Damar Caddesi. Karaoğlanoğlu is the western side of Kyrenia, meaning it belongs not to the crowded eastern wing but to the quieter coast that runs on towards Alsancak and Lapta. "Merit Park" is in the same settlement, and the two hotels share the same stretch of shoreline heading west. Since Kyrenia town centre is a few kilometres to the east, a guest who wants to go down to the bazaar in the evening should count on a short drive, while the journey from Ercan Airport takes between forty and fifty minutes. In the "Tourism Planning Department" register the property is listed with 522 beds, and since that figure is exactly twice 261 rooms, the two records confirm each other. In other words, this is not a crowded mega-property but a mid-sized resort.

The Square Metres of 261 Rooms

The smallest room type is the 37-square-metre Superior, so even the hotel's baseline stays above the standard of many of its neighbours. The Deluxe tier ranges from 45 to 60 square metres, and since the sea-view and land-view versions are sold at the same size, the only difference between them may be the window. The suite side starts with the 80-square-metre Grand Suite, the King Suite goes up to 120 square metres and the Royal Suite to 150. A swim-up suite opening directly onto the pool is also on the list. With a fourfold difference between the smallest room and the largest, choosing a room type here becomes as decisive a decision as choosing the hotel. On occupancy, most types other than the Superior take two adults and two children or three adults and one child, while the Superior falls outside that flexibility. When searching for Kaya Palazzo on agency listings, we recommend looking at the square metres rather than the name of the type.

Beach, Pier, Four Pools

The sandy beach is the hotel's own property, and sunbeds and umbrellas are included in the stay. The sand stretches for about sixty metres, so this is not a long beach, but the hotel makes up the shortfall out over the water. The pier reaching out from the shore into the sea covers two thousand square metres, with a layout of private booths called pavilions built on top of it, and that is where the real crowd gathers through the day. On the pool side there are four separate pools: a large main pool, a smaller adult pool, a children's pool and an indoor heated pool inside the spa building. Because the indoor one runs in winter too, the pool programme does not depend on the summer months. A family looking for a slide park, however, will not find it here, because the property has no aquapark, and the Tripadvisor page makes a separate note of this.

The Limits of the Package: Three Meals, Drinks at Mealtimes

Kyrenia's big casino resorts, from Merit Park to Elexus, run on ultra all-inclusive, but there is no such package at this hotel. There are two options: Full Board Plus or bed and breakfast. Full Board Plus covers the three main meals, meaning the open-buffet breakfast, lunch and dinner. The drinks allowance is limited to mealtimes: alcoholic and non-alcoholic drinks served at the table and within the brands the hotel specifies are included, while anything taken outside meals is paid for separately. Bed and breakfast includes only the morning buffet; lunch and dinner are at the guest's own expense. Which suits whom? For a guest who will spend the day at the property, Full Board Plus makes more sense; for a guest who tours the island and returns in the evening, bed and breakfast does. The group's own blog also mentions the chance to explore the island when describing this hotel, and the package is built around that sentence.

Develi, Four Bars, a Two-Thousand-Square-Metre Spa

The main restaurant, Palazzo Buffet, works as an open buffet, and on the à la carte side there are three restaurants. That said, only "Develi" is fixed among the names, an ocakbaşı grill and Turkish cuisine; for the other two, sources list Mediterranean and Far Eastern cuisine. There are four bars, spread from the lobby to the beach: Lobby Lounge, Palazzo Pool Bar, Palazzo Beach Bar and Ali Baba Lounge. The spa covers two thousand square metres, opens at eight in the morning and closes at ten at night. Inside are two saunas, a Turkish bath, an igloo room, a jacuzzi and a fitness centre, and massage is in the same section. Because the pilates studio is part of this programme, it stays open in winter too, together with the indoor pool and the fitness centre. The indoor area here does not feel like a leftover from summer; it is large enough to spend a day in on its own.

Mini Club for Ages 4-16, the Casino Door

Coming with children? Then two limits matter. The mini club, named Palazzo Kid's Konsept, takes ages 4 to 16, and the mini disco and junior club activities are open to the same age group, which means a child who has not yet turned four spends the day with the parents and at the children's pool. There is no adults-only wing or minimum-age rule, though; this is clearly a family hotel. The only closed door is on the casino side: guests under 25 and residents of North Cyprus are not admitted to the five-thousand-square-metre casino, which operates in a separate section.

Nightly Price and the Winter Tariff

In searches for August and September 2026, the starting nightly price on agency pages sits in the fifteen to twenty thousand lira band, and the band is this wide because of the differences between agencies. At the start of October the floor drops to thirteen thousand lira, and it falls further in the winter months. For Kaya Palazzo, then, the thing to compare is not the figure itself but the room type and the package name next to the figure.

The hotel's calendar is split into two tariff periods: winter from 1 November to 4 April, and summer from 5 April to 31 October. This is a price distinction, not a closure notice, because the hotel is on sale all year round and the indoor pool and fitness centre operate in winter too. The hotel does not announce until which date in winter the beach and the outdoor pools stay open, so for a stay that falls in winter it is worth asking the property directly. A guest arriving after November gets to know Palazzo not by its beach but by its pier-view indoor pool and its spa, so expectations need to be set accordingly from the start.
