Search for the same hotel two weeks apart and you may see a different TL figure on the screen. The hotel hasn't raised its rates. In the TRNC (North Cyprus), hotel tariffs are mostly kept in Sterling or Euro, and the TL equivalent moves with the exchange rate. That's why Cyprus hotel prices don't sit still all year. On top of the exchange rate comes the season, on top of the season the region, and finally whether the hotel earns its money from the rooms or from the gaming floor. When researching North Cyprus hotel prices, it's this last distinction, above all, that determines what you'll pay in winter.
The Season Calendar and Winter's Empty Rooms
The main season opens in mid-April and runs to the end of October. June through September is busy, with July and August the peak. In mid-August, and on days when a public holiday lands on a weekend, rooms sell out early — the "availability problems" warning on agency pages isn't there for nothing. After November, the math turns upside down. In the January-March period of 2026, average occupancy at TRNC tourist establishments stayed at 29.1 percent. Seven rooms out of every ten empty. That's where your bargaining room with the hotelier comes from. The one exception is city hotels operating casinos. In March 2026 the highest occupancy was in Nicosia (Lefkoşa) at 42.4 percent; a coastless capital coming out as the fullest region in winter is the work of weekend casino traffic. At these hotels, the weekday-weekend gap can be bigger than the summer-winter one.

Nightly Bands by Segment
The band below comes from Kiprarent's June 2026 compilation, based on the cheapest room and inclusive of taxes. The TL equivalents belong to the exchange rate on the compilation date, but the distance between segments holds even as the rate moves. Paying a separate accommodation tax at check-in is not common practice in the TRNC. The figure you see is roughly the figure you'll pay.

At the budget city hotel, the summer-winter gap reaches 20 percent, while at the coastal mid-range it stays at 5 percent; the concept there is mostly half board anyway, so there's little to cut. At the Long Beach casino resorts the gap climbs to 29 percent, and at coastal resorts, seeing winter rates 20-30 percent below the summer floor is normal. Nicosia's 9,775 TL is flat all year. The revenue doesn't come from the room, so the room price has no reason to move with the season. In Kyrenia (Girne), where the budget end starts depends on the list. Hotels.com's Kyrenia page opens at 4,052 TL, and Etstur's Cyprus page even carries a 2,882 TL "cheapest in the area" label — but since it doesn't say which hotel or which date, that figure can only be read as a rough lower marker. Of Kyrenia's 73 properties, seven are ultra all-inclusive, four all-inclusive, and thirty-two bed and breakfast. The island's hotel supply, in other words, is built primarily on bed and breakfast.
Which Properties Operate in Winter
Kaya Artemis is open twelve months. In winter the beach and the Mini Club don't run, some restaurants and bars shorten their hours, and the heated indoor pool at the spa takes over. Concorde Luxury operated through the 2025-26 winter, its indoor pool going into maintenance only from 1-30 August. Don't generalize about the rest of Bafra. Some resorts run April-October, and the lists don't say which. So a cheap nightly rate landing in January may be a closed hotel's leftover tariff from last year — and whether the beach and the kids' club are running on that date is another question entirely. Kyrenia's big casino hotels — Elexus, Cratos and Merit — don't close in winter.
Winter there is stage-and-casino season; the outdoor areas and beaches of the coastal properties stay closed here too. Even at an ultra all-inclusive hotel, the a la carte restaurants, massage, water sports, cabana rental and laundry are paid extras, and winter doesn't change that. Free-night campaigns for long stays and the winter period are also a feature of these hotels. Cratos applies a discount on seven nights and above, calculating the bill at the weekday rate.
The Real Rate of the Early Booking Discount
Agencies open their early booking showcase as October ends and keep it open until the first week of June. The showcase's most generous days are the first few weeks; as summer approaches, the rate quietly shrinks. The headlines, though, always say 50 percent. Tatilbudur and tatilsepeti put that number in the banner, yet drill down to the hotel cards and you meet rates more like 15 percent. The 50 percent applies to a few selected hotels in the campaign's opening days; the band that actually materializes at scale is 15-25 percent. Etstur's 2026 Cyprus campaign speaks more modestly: discounts of up to 25 percent at selected properties, for stays completed by 31 October 2026. Payment splits in two — half at booking, the rest seven days before check-in. If you bought the cancellation-refund package, refunds are available until 72 hours before check-in. Among Cyprus hotel prices, the single biggest discount item is still the early booking.
What Last Season's New Year Cost
New Year prices start climbing in November, and finding space at the popular hotels gets harder after that point; whoever locks in a gala package in September-October chooses both the price and the room type themselves. The 2026-27 season's packages haven't been announced yet; what we have are last New Year's figures, from the 2025-26 season. Two-night packages with flights, transfers and gala dinner spread across a 30-55 thousand TL per person band. On most lists the bottom end was Salamis Bay Conti's 30,399 TL and the top end Kaya Artemis's 49,999 TL; Acapulco, Nuh'un Gemisi and Limak Cyprus sat in between. The reason the band stretched to 55 thousand was Kaya Palazzo. Two separate lists circulated for this hotel — one starting at 32,500 TL, the other reaching 55,190 TL — with the difference down to the performer and the room type. Taking the 2025-26 list as a floor and adding a year's worth of increases on top is, for now, the closest estimate you can make.
Don't Confuse Per-Person and Per-Room Prices
Etstur, tatilbudur, tatilsepeti and MNG quote prices per person in a double room; for flight packages the rule is the same — accommodation plus flight plus transfer, per person. Enuygun, Hotels.com and Booking, on the other hand, show nightly rates per room. Putting an agency's per-person package price next to an engine's room price and comparing them therefore gives the wrong answer. To convert to a room rate, multiply the per-person figure by two and subtract the flight and transfer share from that total. What if you're on your own? A single guest in a double room carries a "single supplement", with the multiplier usually 1.5. For children, the standard practice is free at ages 0-6 and partly discounted at 7-12; the benefit generally covers the first child accompanying two adults, while the second child pays close to full rate at most hotels. A hotel's own campaign can widen the rule: Cratos, for 2026, took two children aged 0-12 free; in Kyrenia, The Ship Inn sets a 0-13 age limit for the first child and Bella View a 0-4 limit. With age limits swinging this much, have the child's age written clearly on the booking.
Package Prices, Transfers and Bargaining Room
An agency package bundles flight, hotel and transfer into one price. A room bought directly from the hotel includes no transfer; you pay 2,300-3,803 TL separately from Ercan to Kyrenia, and 3,600-5,324 TL to Bafra. Packages on the market circulate in the 19,160-23,999 TL band for two nights, three days; four days, three nights opens from 26,760 TL, and five days, four nights all-inclusive from 37,680 TL. We broke these figures down item by item in our holiday budget guide. For the percentage difference, there's no reliable source. In summer, once flight and transfer are added, the package usually comes out cheaper than buying separately; in winter, bargaining directly with the hotel can produce the better result. Talking to the hotelier in winter, you hold a card; at the summer peak, you don't. Someone searching for the same room in January and someone in July are shopping in two different markets. Cyprus hotel prices ride the exchange rate on top of all this. If you see a different TL figure at the same hotel two weeks apart, most of the time it isn't the hotel's price hike — it's the exchange rate itself.
