Are you staying for three nights, or three months? When looking for a Long Beach apartment, this is the question to ask before price, because some complexes do not take short-term tenants at all. Most listing pages set out each complex’s rules on rental periods: which one accepts daily bookings, which only signs monthly contracts, and where the residence wing is left to the owner’s discretion. In “Courtyard Long Beach” listings, the daily, weekly and monthly options sit side by side, something you are unlikely to see at the other complexes. In other words, the answer changes from complex to complex, and that difference is more decisive than any list of amenities. Let’s go through the details.

Caesar Resort and Royal Sun

“Caesar Resort” is AFIK Group’s first project in Iskele; construction began in 2008 and the first apartments opened in 2009. The complex is still growing, and the first three phases are full. It is now September 2026, and delivery of the remaining units will continue until the end of 2026. The beach is three minutes on foot. The apartments match this scale: studios start from 48 square metres, 1+1s from 68 and 2+1s from 84 square metres. The real crowd gathers on the pool side, because the seven pools include a semi-Olympic pool, an aquapark with slides and a pool named Pamukkale. Up to this point the list is long. When it comes to nightly rental, the list gets shorter, because although the complex has its own rental system, the official page says nothing about how widespread daily rental is.

“Royal Sun” is on the same beach, at the Site 17 address, but its list is shorter: three large pools, water slides, a children’s pool and a gym. The blocks have lifts, and the apartments again range from studio to 2+1. The one reservation is not about the amenities but about where the information comes from, because these details are drawn from listing sites and a comparison-site summary. That gap carries over to the rental period too: at Royal Sun, the rental period is left entirely to the listing owner.

Grand Sapphire’s Address

The residence wing of “Grand Sapphire Resort & Casino” has 1,630 apartments, with three towers rising to 27, 29 and 31 floors. On the hotel side even the room count is unclear: Tripadvisor gives 278 rooms while the booking site says 251. The address is plainly more confusing still. The Booking.com heading ties the property to Long Beach, the official site gives the boundaries of Iskele Municipality, and Tripadvisor lists it under the Ötüken label. Since three sources point to three different places, the property is counted as lying somewhere between Long Beach and Bafra, so it is worth confirming the exact spot on the map.

The uncertainty ends at the hotel door; inside, what is open to guests is clear: rooftop and indoor pools, spa, sauna, fitness centre and restaurant. There is no debate on the rating side either: the Tripadvisor score is 4.5 from 531 reviews.

Four Seasons Life’s Two Definitions

“Four Seasons Life” was delivered in December 2020 with 420 units, spread across 65,000 square metres. Unlike Grand Sapphire, there is no debate over location: the property is right on the sea, with its own beach of mixed sand and shingle. Outdoor pool, two water slides, hammam, restaurant and mini-market are the same on every channel; check-in is 14.00, check-out 11.00, and pets are not accepted. The real problem is in how the product is defined, since the same property is sold as two separate things: the “Rentals” listing on Booking.com describes an apartment with a kitchen, while the “Holiday” page on tatilsepeti describes a room concept without one. There is no shared description either, so it is worth asking in writing, before booking, whether the unit has a kitchen.

Three Rental Periods at Courtyard

“Courtyard Long Beach Holiday Resort” has 65 rooms and the character of an apart-hotel. Outdoor and indoor pools, hammam, sauna, restaurant, mini-market, 24-hour security and a sports centre all sit under one roof. Still, what sets it apart is not the amenities but the rental period. The phrase “daily, weekly, monthly holiday home” in the listing titles works exactly as written; all three periods can be booked, and among the five complexes there is certainly no other example this clear. The comparison is straightforward: at Caesar and Royal Sun the period is up to the listing owner, while at Grand Sapphire and Four Seasons Life it varies by channel. Once the period is settled, it is price’s turn.

August–September 2026 Price Band

As of August–September 2026, Long Beach apartment prices are not set on a single list but in two separate markets: nightly and monthly. On the nightly side, “Kiprarent”’s June 2026 compilation puts the cheapest room in the apart-resort category at 6,332 TL in summer and 5,804 TL in winter. The difference is around eight per cent, so the winter discount is smaller than people assume. In the casino-resort band the gap widens: the same compilation gives 19,250 TL for summer and 13,600 TL for winter, a difference of 29 per cent. That line brings Grand Sapphire to mind, but the compilation names no property, so the match is nothing more than an assumption.

Moving to individual listings among those we examined, the band can widen considerably. Daily listings on 101evler and hangiev run from 30 to 110 pounds, roughly 1,900 to 6,900 TL at the September 2026 exchange rate, with studios at the lower end and large sea-view apartments at the upper end. A single example makes the spread concrete: at Grand Sapphire, a sea-view 1+1 is listed from 65 pounds a day.

The monthly market works quite differently, because its customer is different. In listings aimed at students and resident tenants, a studio can go for 350–400, a 1+1 for 450–775 and a 2+1 for 550–838 pounds a month, though these figures are aimed not at holidaymakers but at people spending the winter here (that is, if you are not on holiday in winter). So is there a band for weekly rental? There is no concrete source, because listing owners mostly write either daily or monthly. That is why Courtyard advertising all three periods at once is the exception. Service charges are a similar story: they are generally treated as the property owner’s responsibility, and listings do not say whether they are passed on to the tenant.

Two Layers of Beach Access

Long Beach’s roughly three-kilometre public beach is open to everyone and, of course, free, which is why the complexes’ distance from the beach is the first criterion. The second layer is made up of the properties’ own beach sections, where the rules vary by complex. Four Seasons Life’s beach is reserved for complex guests only, whereas Grand Sapphire’s, according to one guest review, opens to outsiders for a fee at weekends and fills up on those days. A private beach, yet full at the weekend. It sounds contradictory. Still, the claim rests on a single review; there is no official confirmation or fee information. There is no such restriction on the public beach, and there is a 300-space municipal car park at Glapsides as well.

Who Stays on the Beach in Winter

The importance of parking comes down to distances. Famagusta is 15 kilometres away, Ercan Airport between 45 and 50 kilometres, and there is almost no public transport on this route, so both journeys are made by car. Rental firms mostly deliver cars to Long Beach free of charge, while for delivery to the Bafra resorts some firms may ask for an extra fee.

The same calculation takes a different shape in winter. Who stays on the beach in winter? Resident foreigners and students are here all year round, while tourist numbers drop; regional occupancy was measured at 29.1 per cent in January–March 2026. There is no confirmed data on whether the apartment complexes keep their pools open in winter, so anyone renting for the winter has to ask the complex whether the pool and restaurant are operating. The deposit should be settled in the same conversation: a deposit of one to two months’ rent plus a cleaning fee is common, but there is no official framework specific to the TRNC. Even the figure itself is not fixed, because one listing site’s summary counted 33 active daily Long Beach apartment listings at the beginning of September; that number can change with the season and with new blocks.
